Price vs. Cost
Do not get caught up in the new marketing ploy, "six months free management for the first year." I ask: which one provides the greatest value to the consumer...is it price or is it cost?
Last year, we signed a contract with a 400 unit community for a price of $4,000 per month. We then were able to save that community $30,000 annually in insurance premiums. The price of the three-year contract was $144,000, but the cost to the community was only $54,000, significantly lower than the price.
A company offering 6 months of free service is unlikely to invest the effort necessary to obtain savings for the community such as insurance reductions.  So a 3-year contract for a price of $4,000 per month, with the first 6 months free, would cost $120,000.
Let me ask you again: is it the up-front price or is it the overall cost that should concern you?
Price may be a loss-leader, but cost is the total investment at the end of the day.
